The City has completed almost all the planned work on the environmental reserve. Fall weather delayed the final grass seeding and a few other minor items that will be completed in the Spring.

The City will start final work on the environmental reserve during the last week of July.  They expect the work to take up to 12 weeks.  When completed, both the condominium lands and the City lands will be restored to better than original condition.  Condo owners can now rest assured that there is absolutely no risk due to land instability now and into the future!

A family of foxes are once again enjoying the area behind Freedom Ridge.  A mother and at least 3 kits have been spending mornings and afternoons playing on the bluff overlooking the lake.  The youngsters have been practicing their hunting skills by stalking each other!

 

Age restriction lowered to 35 years.

A special resolution was passed at today's annual general meeting to lower the age restriction from 40 years old to 35 years old.  This will open up potential ownership to a wider range of buyers while still maintaining the intent of being an adult community.  The revised by-law now reads:

 

By-law Section 61 – Use and Occupancy Restrictions,

subsection (b) - An Owner shall not, and shall ensure that Occupants of his Unit do not:

xx) Permit any person under the age of thirty five (35) years to reside in or otherwise occupy his unit for a cumulative period exceeding twenty-eight (28) days within any ninety (90) calendar day period without the express written permission of the Board. An exception to this by-law is a person whose primary function is as a care-giver to an owner who otherwise would be unable to maintain full time un-assisted occupancy of their unit. The board is directed to consider granting individual exceptions to this restriction after consultation with other owners who may be affected. (An example of an acceptable exception would be to allow an owner’s legal dependant to maintain a residence if they were attending a secondary education facility).

City to complete work on environmental Reserve Lands

By Mid-June 2011, the City of Cold Lake expects to complete the final work on the restoration of the environmental reserve between Freedom Ridge and the lake shore.  This work will include:

  • Removal of temporary drainage trough and hoses between 2 & 3.
  • Cut off casing on observation wells to make them flush with ground level.
  • Re-seeding of area behind units 1, 2, 3 and 7.
  • Final reshaping of slope behind unit 4 to remove small section that is too steep.

The completion of this outstanding work will ensure that the environmental reserve land bordering Freedom Ridge will remain stable now and into the future, thereby protecting our homes and investments.
